What type of property is this (ie, single family, multi, etc)? What is the occupancy (ie, primary residence, 2nd home, investment)? What term are you looking for (ie, 15 or 30 years)? Do you own other properties and if so, how many open mortgages do you have on your credit report (if any)?

The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. What you seek sounds doable... For such a large transaction, it is best to contact a local non-bank loan officer. Someone you can drive to, and sit down in their office to discuss. Good luck.
