It depends on the lender.. the guidelines state that if your deferment ends within the next 12 months, then they must include the minimum payments into your debt, and if the deferment ends 13 months or beyond, then they don't have to include the minimum payments into your debt.. however every lender has their own set of overlays.. some lenders will include the debt regardless. .. Yes you can. The underwriters won't count that as debt as long as the debt doesn't start for more than 12 months.

FHA and VA Deferred student loans are not always included. FHA and VA have bit more leniency when it comes to deferred student loan payments. They do not automatically assign a payment to a deferred student loan debt. Here are the specific FHA and VA rules as to whether these deferred debts will be included or not... oIf the student loans are deferred but the deferment ends within 12 months of the new mortgage closing date, a payment WILL be included oIf the student loans are deferred and the deferment period will continue for at least 12 months past the new mortgage closing date, a payment WILL NOT be included oA copy of the deferment agreement will need to be provided to the lender to determine the exact deferment terms.Sharon7th Level MortgageCherry Hill, NJ732 606 6264

Yes. If the loan will come our of deferrment within 3 years you will need to prove whatthe payment will be when it comes out so it can be used in your debt ratio calculation

Note that payments on deferred student loans are ALWAYS included in your debt ratio on a conventional loan. FHA and VA may exclude them. Talk with one of the lenders here who is licensed in NJ for details.

Sure, it is possible to get a mortgage with a deferred student loan... How those loans are looked at, and how lenders have to deal with them is dependent on the loan program chosen. Talk to a local reputable mortgage broker for more details on your individual situation.
