You should be fine with that amount of equity. The loan will be based on the lowest credit score, but obviously you need your aunt's income. It does beg a question here.. If you only make 1,200 per month, is your aunt prepared to help you financially, or is there other income you receive that cannot be used to qualify?
Good credit borrowers can not be used to offset bad credit borrowers. But, with a 640, you just make it credit wise. So yes, you can have both be on the loan and refinance
