Is there a loan on the property? If so you'll need to refinance to get it out of your name. If it's free and clear you can just go into any local title company and ask for to prepare a quick claim deed to take your name off of title.

If you have good credit and have substantial down payment there is no need to incur the high costs of an FHA mortgage. On the other hand if you do not have the best credit and a lower down payment FHA is the way to go for you.How is the your credit and prefered down payment?

You will probably need to look into some local credit unions or your current bank for options as that amount of rented units is going to be a problem with most conforming programs.

Go to a local title company and ask them to perform a quit claim deed to take your name off of the title.
Tax Lien and a Mortgage
It will likely need to be cleared up. Did you ever pay it? With that credit score you are good to go with an FHA loan but you will likely need to address the lien. If it was paid back then you would just need to provide the proof to the lender and you'd be fine.

What type of financing are you using? The FHA 203k loan sounds perfect for your scenario. Try finding a local TN lender who is VERY experienced with the 203k because that will be the key to a smooth transaction.
