VA loan for a guy with bad credit

I'm looking for a VA mortgage, currently have a credit score of 610, but the home I'm looking for is $185,000 and I can put a down payment of $20,000 on it. Now I hear about no cost home loans or no fee home loans, and I don't think someone in my situation would be able to qualify for that, but if someone would be kind enough to help answer some questions, either over the phone or e-mail, I would really appreciate that. by christ_430_949 from Kermit, Texas. No cost or no fee home loans are referring to the closing cost associated with a mortgage. You would acccept a higher interest rate in return for no closing cost. This rarely the best option on a purchase transaction. As far as no money down loans or 100% financing that would be a USDA Loan. I would be happy to discuss further if you like. Hello and good evening. I didn't see anyone stick to the point that has replied so far. I will address you first and their responses. Maybe it will help all involved. First off I have access to lenders doing VA loans down to a 600 middle credit score of your 3 scores with Equifax, Experian, and Transunion. $185,000 is fine as long as you have enough entitlement. You would have to honorably discharged and provide your DD214 (we can get for you). You most likely could get a no closing cost loan, but that may not be the best loan for you if you are not looking to sell or refinance in the first couple of years. VA may be the best loan for you especially if you are a disabled veteran where you would have no funding fee. USDA may be a better option if the property you are looking at is in the right areas and you fall within the correct income brackets. VA is less prohibitive when it comes to these areas. Below is my email and phone so we can go over what you like. You don't need credit repair... that is almost always a scam in my opinion. I can give you advice to help with your credit for free. No need to pay someone who is charging to do something you can do yourself unless you don't want to take the time to do it. I am happy to serve someone who has served our country. Thank you for your service. Hello from Austin, Texas. Colonial National Mortgage lends in ALL 50 states. We can assist you with credit repair to get that 610 up to a 620. Maybe you allocate the $20,000 towards improving the scores or a portion thereof. The VA is one of the best programs out there (100% financing available with NO mortgage insurance). Thank YOU for serving your country. Please call me to discuss or apply on my secure website.Jeff AlbrechtWe lend in ALL 50 states!NMLS #176723Senior Mortgage BankerColonial National Mortgage, a Division of Colonial Savings, F.A.11612 Bee Cave Road, Bldg. 1, Suite 190Austin, TX 78738512-807-2951 Office512-934-3121 Cell512-807-2960 FaxJeff.Albrecht@ColonialSavings.comhttp://www.cnmcs.com/jeffalbrecht/

Thank you for serving our country!! You already have some great answers here. I just disagree with one thing I have read. Credit repair is not a scam if you find a reputable credit repair company. I send my clients to a trusted company and the company gets their scores to were we need them to qualify or higher. This might be something you are interested in unless you call the person that says he can do VA loans with a 600 score. We need a 620 for VA loans. Contact us if you like. Best of luck!
