Mortgage with 6 months of verifiable employment?

January I started temp to hire, started full employment in April. Full time, low salary at $30k a year at a reputable and stable non-profit. No usable history prior to January 2012. 740 TU08 only debt is car note at $212/mo PIF Feb 2014 SL $49/mo so DTI is not an issue. Looking for FHA because not too much saved for a down payment right now, trying to move by end of January next year to avoid having to sign another lease. Can I get a mortgage based on my employment? Any other thoughts? by evapor_488_656 from Madison, Wisconsin. Oct 25th 2012 Reply

You should be okay depending on the criteria used by the lender you choose help you with the mortgage. A detailed explanation of your work history for the past 2 years will be needed - even if it was unemployment or self employment. You'll need a decent credit score and having at least 2 months reserves (money left over after your downpayment on the home) will be helpful. I spent over 20 years in nonprofit agencies, good luck with the position. I can handle loans in Wisc if you'd like help when the time comes, or can refer you to one of our 200 offices closer to you.

You are going to need to prove two years of work history in the same line of work so if you do not have a work history prior to January of 2012 then chances are your income will not be allowed. The only way around this is if you can prove that you attended college or schooling for the prior two years as it relates to the field of work that you are doing now then you will be able to use that work history. You will need your school transcripts to prove that your studies relate to your current field of work. Good luck!

Hi,You may be eligible for a USDA loan if you choose a house in an eligible area like Cottage Grove, Verona, Waunakee, etc. I have a Madison office if you would like to meet to talk about your situation.Ritchie

It really depends on what you were doing before this job. Were you unemployed or going to school?
