The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. We provide jumbo VA loans here in CA. I used a VA loan when I last bought.I would be happy to be another mortgage planner for you to compare both rates and services. You always want to choose a mortgage planner or consultant you feel comfortable using and that you feel gives you the best rates/pricing.I guess whether you apply to qualify for a VA in person or not would depend on you! Generally, even when meeting a mortgage broker/banker in person these days, you likely will not see them again as everything is handled electronically by many lenders today. One can easily securely upload documents with easy to in accessing secured document delivery services (ours is Share File). I see very few of my borrowers in person, and practically none of my Millennial borrowers. However, there are plenty of email exchanges and conversations whenever my borrowers need to speak with me or visa versa. Every single borrower I have helped get from point A to successfully closing the deal on a home purchase, feels they have gotten to know me and been able to get good information and support in experiencing a "pain free mortgage loan." Some lenders, online for example, may be worth risking on refinance, but you want to choose a broker/lender with a good reputation on purchase money. In other words, you want assurance your home loan will close on time based on having a reputation as a top purchase money lender with realtors, escrow/title companies, and others...as well as making sure you get low rates/costs.
