Not generally on an existing loan. You can refinance and use only your name, however, if you need her income you may not qualify. Is there a specific reason you would like to do this?
She would have to be released of liability and the only way to do that is to refinance and remove her from the note and mortgage.

If you and your wife are currently on a mortgage together, then you both will remain on that mortgage until it's refinanced or sold. If you want to buy another house by yourself and be the only one on the mortgage, you CAN do it. What is your objective? Do you live in a community property state?Keep in mind that if you are buying another home in just your name, the payment on the joint property will count towards your debt-to-income ratio. If that home is a Marital residence, you can get the mortgage under your name alone, but she will still need to sign the security instruments (Mortgage, Note, Truth In lending, etc) at closing. This is in NJ however. Your state may be different. NJ is a marital state.
Assuming you qualify for the loan on your own, sure, you can get the loan in your own name... But based on the state, your wife will still have a martital interest in the property.
