absolutely now is the best time.. Rates are still low and there's no time like the present.. Depending on when you originally got your existing loan, will determine what costs and fees would be associated with the refinance since FHA has discounted upfront mortgage premiums and discounted monthly MI premiums for loan initiated prior to June 2009.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Now is a great time to refinance as interest rates have recently improved!

Jason, there are positives and negatives you need to carefully look at. There might even be a possibility of moving you to a conventional loan to get rid of your mortgage insurance. Depending on your credit score they can be attractive down to as little as 5% equity. You can reach me at my office at 517-2207. I'm will be in a meeting that gets out at 1 O'clock. Be smart. Shop around.....

It's a great time to refinance to reduce your rate.

yes unless your current loan was closed and processed to FHA prior to June 1st 2009, then you need to watch the mortgage insurance as it will go up and may negate any savings you realize in the rate reduction...... additionally you need to make sure you will be in the home to recoup the cost of the loan against the savings in payments.... id be happy to work up the compairison for you at no obligation

Agree with others, great time to refi and FHA may be your best option but if you are sure you have some equity in your property make sure your loan officer also looks at the option of a regular refinance. Good luck!

Jason rates are doing very well at the moment and FHA has very low rates. I would look into doing the FHA Streamline, but also have the loan officer you decide to go with look into doing a Conventional loan with no mortgage insurance and compare the two. FHA may still be the best option depending on your situation, but it's worth asking. Best wishes,

There is very little room for lower interest rate movement, and huge room for interest rates to move up. With where rates are today, it is in my opinion very foolish not to lock today. www.Streamline-Refinance-MN.com
