In 2010 my loan was modified with hamp into adjustable. Can I use the Harp refinance? rate 2.3 but goes up each year 4x's

Your loan must be backed by Fannie Mae or Freddie Mac.

Yes. There needs to be evidence of 0 lates since the modification, and only a modification of the rate and terms- no principle reduction as mentioned by Pete Bass and Pro_Finance.

If there was any principal reduction with your modification, then it will be an automatic decline.. aside from that, your loan, property, and credit/income history must meet all other HARP guidelines to qualify.. .. Must be a loan securitized by Fannie or Freddie Mac- 0 lates since your modification and no principal reduction or balance forgiven on the mortgage.Depending on the lender, there may be credit score restrictions also-

Did the original loan close before June 2009? Is the loan backed by Freddie or Fannie? Have you made all the payments on time since the modification?
