I have a low credit score - can I use my fiance's high income to help me refinance?

Hi Kristyn! Unfortunately, if you are to stay on the file with your fiance, the lower of both of your middle credit scores will be used to rate the file. If your score is lower than 620, there may be some issues, depending on the program you are looking to use. Sorry, no. All applicants must meet the minimum score requirements, and interest rate is based off the lowest middle score. A good credit person can not be used to offset a bad credit person. www.JoeMetzler.com

co signers / co borrowers do not help folks with bad credit get approved,... they help people with no credit or insufficient income, but not bad credit.. You could sell him the home, and he can finance it in his name that way.. there also might be some other ways to accomplish your goals, so the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. We use the lower of the two scores and some loans allow to add a co-borrower with your score being low and some don't. You need to talk to a Lender411 loan officer about your situation.

Unfortunately the lowest credit score out of the two will be used for determine your eligibility to refinance, regardless of income. Look into streamline or FHA refinance options to see if you are able to qualify in those areas.

Kristyn -- you did not really provide the information we would need to give a thorough answer. Is your loan backed by FHA, VA or "owned" by Freddie Mac or Fannie Mae? In any of those situations you may be able to find a lender who is doing the "no credit needed" refinance program for that situation. Please contact a local, licensed Mortgage professional to find out what your real options are.

Typically most lenders will use the lowest middle score to determine eligibility however some lenders(very few) will use the "bread winner's" score if the income is substantially more than the co-borrower. If you would like more info feel free to email me thoward@mtgcapital.com.
