Closing costs vary from lender to lender and state to state... Some closing costs are "Fixed" costs.. Meaning, whether you refinance a $40K loan or a $400K loan, the fee is the same.. Other costs are "Variable".. Meaning, they are based on a percentage of the property's value or your loan amount.. Some states have re occurring charges every time you pay off a loan that requires documents being recorded.. Other states dont... in short, there is no average or customary amount.. You need to contact a local mortgage broker and have him put together a loan quote for your specific scenario.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. It varies widely with the lender. Some lenders absorb most or all of the closing costs, and raise the rate to cover those costs. Contact one of the good lenders on this forum, who services your area.

I would say between $2,000 and $2,500, possibly more if an appraisal is needed. Most costs are fixed, so it doesn't matter if you are borrowing $40,000 or $400,000. Only a couple vary with the amount of the loan. If you haven't found a lender yet it may be a little difficult at most have a minimum loan amount of at least $50,000.
