If by mixed use you mean mixed commercial/office/business and residential you probably cannot get a 0 down loan, even if you plan to live there. These are considered more risky loans and therefore more difficult properties to finance

Unfortunately we are not aware of any mixed use lender that will go 100% you should be able to find 90%

One hundred percent financing will be very difficult to obtain, if at all. Contact a lender in your area, but you are more than likely going to need a down payment.
