FHA Streamline

I would like to do an FHA Streamline Loan Refinance but we owe on my FHA mortgage 113% of the current market value of my house (being underwater). Can this be done and if so who do you recommend for the FHA Streamline since the lenders I contacted will not do this while I am underwater with the FHA mortgage. My credit is Good, not Excellent mainly due to a nearly 10 year old Chapter 7 bankruptcy. Not sure why anyone would tell you that value matters on an FHA Streamline refinance. You should be able to complete a streamline refinance even if you are underwater on your mortgage. Contact a lender licensed in Georgia to help you explore your options.

No new appraisal required on FHA Streamline, so you should be ok.

The whole idea of an FHA Streamline refinance is that you DO NOT need an appraisal. So being 113% is no problem. In MN and WI, go to www.streamline-refinance-mn.com

Your scenario is absolutely allowed and many, many lenders out there will do FHA streamlines without an appraisal or without considering the loan to value.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, credit union, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. If you are doing a FHA streamline, you should not need an appraisal. They should use the same value as the previous loan. Call me at 678-494-8251 to discuss this further. Nick

you can choose from on of the experienced loan officers here on lender 411.appraised value so not matter on a FHA streamline.

Some lenders have their own requirements for appraisals that go beyond FHA guidelines, but there are plenty that do not. I'm in SC but handle loans in GA also and would be pleased to help you.
