Mortgage with only 1 W-2

Hi all,I've tried to get a mortgage half a year ago, but failed. I'm trying a second time now. This time, I've my first W-2 (true first, because I just moved to US Feb. 2015). Not surprisingly, my credit history is less than 1 year. And I can downpay 20%.I've a installment for my second car (Monthly payment $).I'm looking for a house $200, 000 to $300, 000. (I think the monthly payment + my car monthly payment is less than 35% of my Gross in come)Any chance I can get the mortgage? please suggest! My email is noahhan@outlook.com. If you have an offer, please let me know. Thanks! by Jie Han from College Station, Texas. Jan 19th 2016 Reply

I wouldn't rule it out, but the only way to know is to apply.Go to my website http://www.dreamhomefunding.com/ and click the buttons that say "Loan Application Step 1" and "Loan Application Step 2" and follow the instructions to apply for the loan. Call me at 325-651-2100 if you have any questions or problems.Thank you,Martin

Guidelines state that you have to have 2 years verifiable work experience and income to qualify, but if you were previously in school studying for your career, then that can be used as work experience.. but the income is another matter.. if you have a job contract, then that can be used as a strong compensating factor.. I would suggest you contact a local mortgage broker and let him look at your complete loan scenario.. once he they see the complete picture, only then can he advise you properly.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Having done 3% or 3.5% down payment loans for people who have worked less than one year in the United States I trust any experienced mortgage broker/bankerought to be able to get you qualified. I have used almost any records from overseas to show full time work experience. That can be counted towards the minimum two years full time work requirement. Any gaps that you can explain with leave of absence for education can be fine. I recommend you contacting a Texas mortgage broker.
