Sadly, the lower mid-score is used.

If both spouses are to be on the loan the lowest middle fico score (middle of 3 major credit bureau scores) will be used. Sometimes, if one spouse has sufficientincome to qualify alone on the purchase while the other spouse has a much lower middle credit score, then they may choose to only have the one with the higher credit on the loan. It is possible to still have both spouses go on title.

Lenders look at all three scores of each borrower. We then throw out the high and low scores, using the middle. Then, the working score for rates, approvals, etc is the LOWEST middle score. www.Mortgage-Rochester.net

They use the lower of you and your spouse. I have a couple great lenders also that are very easy to work with and informative. They will explain the process and can prequalify you at no charge and usually within minutes. Are you currently working with a Realtor? If not I would love the opportunity to go over the housing market and step by step home buying process.ThanksChad Stevens, Realtor5019527538 mbl
