631 mid-FICO score would not qualify for a conventional; however, you could qualify for an FHA Insured Home Loan. If you can raise your mid-FICO score to 640 you would be better qualified. Reach out to a local mortgage banker who is HUD approved. Good luck and enjoy the rest of your weekend.

If the only requirement was a credit score, then yes.. There are lenders out there that will allow refinancing with a 631 credit score.. However it takes more than just a credit score to determine eligibility... What type of loan do you have? FHA?, VA?, USDA?, Conventional.. if it's conventional, is your loan owned by Fannie or Freddie? Do you have equity or are you underwater?.. just way too much information missing to answer properly.. If you want to know for sure, you should contact a LOCAL mortgage broker and apply with them. Not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Yes, it is possible, but "Does it make sense?" is the real question. Meet with a local Mortgage Banker/Broker, to see what it is about your credit profile that puts your score at 631. There may be an easy fix, and then instead of getting stuck with one of the few lenders that will look at your score and charge you pricing premiums, you can qualify for the best programs out there. I recommend a local Mortgage Banker/Broker rather than one of the big banks or national mortgage factories, because unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. We have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, we are trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation.
