A lot of lenders require at 640 middle score but there are lenders that go as low as 620 and some can use even lower score than that.Just contact your local lenders and ask them what is their credit score requirements.

I do not know of anybody that will do a jumbo 80/10/10 loan but you should be able to find a 90% loan but that will depend on your credit,reserves and etc.

If you are getting a USDA loan, the lender will look at all incomes to make sure as a family or all people who will be living in the house that you do not make too much money to qualify for a RD loan even though your wife will be the only applicant for the loan.
