We are approved for a traditional refi but the loan fell thru because of no comps.
I'm not sure if this is an option - given the minimal information you shared - but I have had success with subdividing the acreage and refinancing the portion with the home on it.

How long after a refinance can I rent out my current home?
When you refinanced your current home you likely acknowledged - on a number of forms - that your intent was to occupy it as your primary residence. That usually means for at least the following 12 months. I do believe that there is a "due on sale" clause in your residential mortgage that could...
Is there any way to dispute a bad appraisal?
If this is a purchase, your lender can work with the realtors involved in the transaction to get solid, relevant comparable and submit a request for reconsideration to the Appraisal Managment Company.
Can having a high income make up for a low credit score when applying for a mortgage?
I tell my customer's that having high income means you're capable of making your payments in a timely manner; having a high credit score means you're willing to make your payments in a timely manner. Having high income is only one piece of being approved for a mortgage. And, honestly, a...
RENTAL INCOME WITHOUT 2 YEAR TAX RETURN.
As I understand it, you would need to find a portfolio lender to help you with that scenario. Fannie and Freddie would require a two year history (like any other source of income) of rental income in order to use that income in your qualifying ratios.
Which Loan?
Your questions are very good and this is definitly information you should get before making your choice of a mortgage. Tell the Officer you're working with that you want a Total Cost Analysis. It's a fabulous analysis tool that will make if very clear what you best choice is given various...
Is it common that a home seller pay the buyers points 3%
It is so common that I'm surprised when it doesn't happen. On occasion I do see a contract - where multiple offers were involved - that has no seller paid contribution.
Effect of change of employee
I would add that you have this discussion with your mortgage consultant. Depending on what type of loan you are looking at using (Conventional, FHA, VA or USDA) you may find that underwriters have a different/stricter requirement for a change in jobs. All in all, it shouldn't be a deal breaker ...but...
Are there any added benefits to paying off a mortgage before selling the property?
Another thought to consider: I was always told (by a dear friend in the title industry) to keep a mortgage on a property...even just a small one. Why? Because 1st lien position is protected and therefore title to the property is not in jeopardy should someone sue you.
Will I have to pay mortgage insurance premiums on my FHA loan with the new changes?
No! Absolutely not. The change requiring payment of the MMI premium for the life of the loan will be for all case numbers assigned on or after June 3, 2013.
Am I able to find a lender with only a one year employment?
It is possible. Some thoughts that come immediately to mind 1) what were you doing prior? Working? In the same line? 2) were you in school? What were you going to school for? It is possible that we can document schooling as work history. There are no simple yes or no questions in the mortgage industry. Just...
Can I get a home mortgage straight out of college?
Absolutely! And be wary of information you get from the TV reports (news or otherwise). I could just scream when I hear some of the inaccurate information shared out there. Reach out and talk to a professional lender. Even some Realtors think you need 20% down and that's just no so. Good luck!
If I refinance an FHA mortgage before the new PMI rules take effect, will I have to pay premiums for the life of the loan?
No. The rules that are changing, which require borrowers to pay MMI for the life of the loan, only affect loans where the FHA Case number is assigned on or after June 3, 2013.
how long it will take to complete the refinance house
The speed at which you can complete a refinance depends on two key components: You and which Mortgage Consultant you choose. You have to be responsive in providing complete information in a timely manner and your Mortgage Consultant needs to be top-notch and someone who comes highly recommended to...
how many years on the job for 1st time home buyer fha loan
If your job history is stable (meaning same line of work and/or line of work is consistent with what you went to school for) you should be fine with 30 days of documented history/pay. Be careful though; this job needs to be your primary source of income (full time). Different requirement exist for part...
I own a home out right I want to remodel but my credit scores are from 677 to 665 to 633 can I get financed?
Your scores would make refinancing possible, with a 203K renovation loan a good option. Be sure you're working with a loan officer experienced in renovation financing. They can be tricky.
Would I be able to refinance and only be listed on title ?
The short answer is yes; but in this day and age, I would highly recommend that you consult with a good loan officer to flush out all the moving parts.
Employment verification when buying out of state
The responses here are spot on: a standard verification of employment including commentary that your income is and will not be affected by your move.
Will I have to pay FHA PMI for the duration of the loan if I refinance now that the rules have changed?
The change in FHA's guidelines that will require borrowers to pay Monthly Mortgage Insurance (MMI) for the life of the loan goes into effect with case numbers requested on or after June 3rd.If your case number is pulled before then, you'll be just fine. If you'd like to discuss the...
