Also, If you are a 1st time homebuyer there maybe some state specific programsfrom your state and/or county that allow for down payment assistance and closing costs. Ask you local community bank:)

Your only other 0 down options would be USDA (property must be in an eligible rural area and you are not allowed to make too much money) and down payment assistance programs. They are programs that help with down payments (usually 3-6%) and are typically not required to be paid back. Check with a local mortgage professional regarding the housing assistance or do some searching online for assistance in your county or state. Best of luck!

There may be some DAP's that you can take advantage of if the properties you are looking at aren't USDA approved. Call a local broker and go over your options, Fannie and Freddie have just raised the down payment requirement from 3% to 5% so the only other option would be FHA which requires 3.5% down.

As others have suggested, the USDA program allows 100% financing, and you can buy a HUD house with as little as $100 downpayment if you use FHA financing. Or you might qualify for the GA Dream program for first time homebuyers which provides up to $5000 toward your downpayment and closing costs (but that $5000 may have to be repaid later). USDA allows for zero down loans but they are only available on homes inside the USDA defined areas. FHA allows for 3.5% down, and there are programs out there that will allow you to either get gifted/granted the down payment or a program that allows you to finance part of it where you would only need 1/2% down, or $500 for every $100,000 in sale price.
