More info needed, but in general.. If you plan on living in the property, then yes.. you can do a 5% down, owner occupied purchase.. if you are looking at buying this strictly as an investment, then you will need 20% down or more.. But you also need to meet the Debt to Income ratio guidelines as well... so without knowing your complete loan profile, including your monthly debt picture, it's impossible to advise you.. There is not enough information here to answer your questions, so I suggest contacting a local mortgage broker in the area the property is located. But quick answers are you can usually afford a home about 4 times your income. Good credit is always a plus. You can use income from the other side to help qualify (within certain restrictions). Your down payment is NOT big enough for a conventional duplex purchase loan, but IS big enough for an FHA duplex loan. Good Luck

I think you want to purchase it as your primary property, correct? With only $15,000 to put down that is the only way you could buy it. We would definitely take a look at rent being received by the other duplex in addition to "grossing up any retirement we can to help raise your debt to income ratio requirement.
