Will we qualify?

DH's lender pulled midscore was 625 on April 7 (not good enough for our CU) and we decided to wait things out and reapply in a couple months but we may have a house we really like and are thinking of talking to WF. His baddies include a judgment from 2010 (paid), 8 total collections (all paid) 2 are from '06, 1 from '08, 5 from '09, I have no collections, just some lates from '09 from utility company that they agreed to delete. His good history is short, 2 CC's in his name for only about 5 months (no lates) (just applied to add him as joint to one of mine), joint on our car loan since 2009 (no lates) and 4 seperate student loans reporting (2 from 2010, 2 from 2011) in deferment but status is "pais or paying as agreed." We have $20,000 for down payment, gross income between us of about $5800 gross per month both at same jobs 2+ years, $14,000 in retirement funds as reserves. Credit cards and car loans are about $838 a month. We are looking at a single family home in West Allis, WI listed for $129,800 with taxes of $3400 per year. We would like a fixed 30 year conventional or FHA. Would things besides his credit score prevent us from getting approved? by maka34_602_768 from West Allis, Wisconsin. May 16th 2012 Reply

Hey Maka... although you did a good job of giving as much information as you could, it's really not enough to determine if you can be approved... you have enough down payment, and you have enough reserves, your debt to income ratios are also within guidelines, so no issue there.. Most lenders want a 640 mid credit score, however there are many lenders out there that will go below 640.. Some to 620, others to 580 and a few that go as low as 500. You're making a big mistake talking to WF... The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. With a mid-credit score of 625, the funds that you have available along with your income you are eligible for either a Fannie Mae or FHA mortgage; all of your info does need to be verified. With the lower credit score, FHA may be the best option to get the best rate, plus FHA Mortgages are assumable. As long as the middle score for both borrowers (since you are looking to use both of your incomes) is 620 or higher, you shouldn't have a problem going FHA. I am a local mortgage broker/mortgage banker. We specialize in FHA loans and this seems to be the route that you would need to go.
