Will I get my earnest money back at closing on a USDA loan?

As long as you don't owe anything at closing you will. I am thinking you received 100% financing.

Hi Samuel, Your earnest money is a credit in your favor at closing along with the loan funds and any seller concessions or lender credits. If the credits in your favor outweigh the amounts you are required to pay, you will receive the earnest money deposit back.

It depends on many factors.. USDA allows you to include up to 2% closing costs into your loan.. If the 2% is not enough to cover the costs and the seller did not contribute via seller concessions, then it's possible you will have to come out of pocket to finalize the deal.. If you have already applied, then call your loan officer and ask him if you need cash to close.. if you do, the earnest money would go towards it.. if you don't, then you will be refunded any excess monies at close.. Only if the amount of your deposit is more than the closing costs that you are responsible for... Then you will get the difference between the two.
