Your score is low and most lenders have minimum credit score requirements. Some go to 640, some 620 or 600, but very few go below 580.. And for those that do, the guidelines are so strict that very few that apply actually get approved.. The real question is "Why?".. Why is your score so low?? Bankruptcy, foreclosure, judgments, unpaid taxes, unpaid student loans, etc.. Even If your score were 750 and you had one of these deficiencies, you still might be denied.. And because you're below 580, FHA would be the only program that allows for scores below 620, and they require 10% down If your under 580. It's best you work on getting your score improved before applying.. if you're not sure how to improve your score then try reaching out to a local mortgage broker and apply with them.. once they see the complete profile, he should be able to steer you in the right direction... ..
