Wife has a worse credit score, but better income.

My wife has a middle score of 690, but mine is 770. However, she has a bigger income than me. Whose name should be our new mortgage be under or does it even matter? We are not sure can someone help? by SimonSievec from Scottsdale, Arizona. Apr 14th 2011 Reply

Typically you will take the mid score of the lowest borrower for qualifying. If there is enough income for you to qualify for the loan it would make sense to use your 770 credit score for better pricing on your loan. It depends on a few factors. How much is your down payment? Are you taking out an FHA or a Conventional loan? How long is the term you are looking for? Depending on the answers to these questions, it many not make too much of a difference if she is on the loan with the lower score. I am licensed in Arizona. You do have to take the lowest middle of the both borrowers on the trimerge credit reports. Can you qualify with just your income and the we can use the 770 fico, but honestly it may only effect the rate slightly to where it is better to use all the income possible. For some loans there arent FICO hits to the rate. It is best to have a conversation about what you would like to d then I can offer specific examples on both scenarios. Both are good scores... I wouldn't hesitate to recommend that you both be on the mortgage.
