You are going about this all wrong.. You open yourself up to disappointment if you think you can get an honest quote on a web blog.. Plus the limited info you provided will not be sufficient for anyone to determine your eligibility... if you want to know for sure, then the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. They will be able to look at your complete scenario, and put their offer in writing, so there's no confusion... Do not go to the local "Big" bank, and certainly not one of those 50 states internet lenders, or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. What you are being offered looks competitive, which most usually are (except those who are currently overwhelmed and have pushed up their rates to slow down the "flood"). That's not so say if you want to contact someone directly or allow them to contact you that they wouldn't beat it ever so slightly to lock in your business. Good luck.

No one is willing to "Throw it out there" because of the new laws in place.. If they "Throw it out there" and then you apply based on the quote you get, and it turns out that there's something in your scenario that the lender didn't know.. He's bound by his quote, good or bad... no competent loan officer will send you a quote based on a web blog.. I know the days of picking up the phone and actually communicating with someone is a thing of the past, but in certain things, mortgages being one of them, you really need to... Anybody can offer you that but it may not be in your best interest to get that loan. You need to talk to a LOCAL lender about your specific situation and it has been my experience to to pay some closing costs and get a lower rate. Unless you need to be under a certain Loan to Value, most lenders will charge you out of pocket expenses unless it's an appraisal.

Roger, there's an old saying in the mortgage business, "The later in the day, the lower the rate". Meaning: As you call around trying to beat the previous quote you will keep getting lower and lower rates that are more and more undeliverable. In the same vein, you can look at an auto dealership ad and see a new Jeep for sale for $22,000. Problem? There's only one, you have to buy other options to get what you really want, and it's probably "already sold" when you get to the lot. PP For your mortgage find someone you trust and know they'll do their best for you; realize your best results and worst results are only a 1/4% apart; and enjoy the holidays.
