What's the lowest downpayment accepted for a home purchase as first time in Boise?

The answer is ZERO down.USDA financing is not allowed in the Boise area because it has to be listed as a "rural" area. Boise and the areas immediately around Boise are not considered Rural.Unlike FHA that requires 3.5% down, there is a First Time buyer program in Idaho that requires Zero down. Yep, that right. The best answer is that your question doesn't give ANY LENDER enough information to give you an accurate answer. Each buyer is different. Credit scores, income, debt-to-income ratios, and more dictate what YOU WILL BE ABLE TO QUALIFY FOR. In some areas, you are able to combine a FHA loan, which is only 3.5% down, with a city, state, or community program to achieve 100% financing. If you are a military veteran, you can do zero down. Same with a USDA Rural Development loan if the house is in a rural area. Not only is there your personal situation to consider, but maybe THE PROPERTY doesn't qualify for FHA, and now you need a conventional loan with 5% down. Or maybe the Home is a HomePath or HomeSteps qualified home (www.hom-path.com), and now you can get away with just 3% down. 3% on a homepath loan should be ok and FHA only requires 3.5% and you can also look into USDA financing which is 100% financing.

There are several ways to not have to put any down payment at all.USDA may not be an option according to Ron. If you, your spouse or children have VA eligibility, you can get 100% financing. There is also local and state bond money which can allow you to purchase certain properties with no down payment from you.
