what loan programs are out there for self employed workers

I am self employed and do freelance work, with unsteady income. It's always about $2K per month thanks to a long time contract but my annual can fluctuate between $40k and $70k, depending. my credit is fine, above 700 but not sure the exact. am i going to run into trouble?

They will look at what your tax returns say your bottom line was for the last two years and use an average, unless 2013 is less then they will most likely use the lower of the two.

SE borrowers can obtain financing.. the lender will look at your last 2 years filed, federal income taxes... if you made more money year over year, then they will take the average of the past 2 years to determine your monthly income.. if you made less year over year, then they will use the lower of the 2 years to determine your monthly income.. so long as you have enough income to service your debt, then you should have no problem..
