What lenders are likely to give me a jumbo loan when my qualifing income is made and remains in a C corporation.

What lenders are likely to give me a jumbo loan when my qualifing income is made and remains in a C corporation.Most lenders can't seem to do loans unless the income is on a W2. I have been self employed for almost 30 years. I own 100% of a C corporation and I pay myself a minimum salary with a W2 of only $24k because that is all I need and I don't want to pay taxes. My C corporation shows $200k income on its tax return. I have a 720 mid credit score. I have only found one lender that will even consider this as income towards approval of a jumbo loan. Does anyone know of another lender who use this icome or another source of short term 1-3 year financing? by tpc81_999_114 from Alamo, California. Jul 1st 2012 Reply

Most Brokers and many Bank employees don't understand the uniqueness of you type of situation and will try to apply conforming rules to jumbo products. In the Conventional / conforming world, if the borrower does not have the income, they don't qualify. Since a C-corp does not pass income through to the owner, like an S-Corp or an LLC, they will not allow the income to be used. You need to work with a Mortgage Banker with expertise in the Jumbo world. There are many of us that do. Your exact situation is what the Stated Income loan was intended for. Bert is spot on.. I just came in the office for an hour or so to do some work...about to shut down my computer and Lender411 sent me your question.I don't know if it is coincidence (most likely) but it seems like I was meant to answer your question.YES we can use income in a c corporation. I was educated in interpreting and using Corporate Federal tax returns as well as schedules Cs, Es, and so on. Then of course comes the hard lessons of experience that that not all lenders have essentially the same underwriting rules on their jumbo loans.I just funded a loan in Alamo of $1 million I took over after a Broker just could not get approved after having it 3 weeks. Theynearly lost their dream home. My ability to fund in 3 weeks saved it. I do not claim to be the only sharp, experienced mortgageconsultant to be able to do so...but I and my mortgage bank successfully funded it. If after examining your documentation I feelthere is little or no chance for me to secure the loan you want, I will not waste your time in claiming I can! i can do your loan with the normal lending, but i can also offer you a short term private investor loans, the rates are very ver y low its not what you hear about linda

Your loan should be possible to do assuming you can qualify for it from typical loan standpoints. All the naysayers just don't know where to go with a unique loan situation like yours. More difficult than doing your loan is doing one for someone who is retired, has an abundance of assets, but doesn't have a job, or W-2s, to prove income. That is utter nonsense that banks, and virtually all others, perpetuate because they are just plain lazy and don't want to go the extra mile to help their clients. I recently did a refinance for a client who is retired, lives off his investments, and was told by every lender he spoke to before me that without a proveable income (aka W-2s or 1099s) his loan couldn't be done. Of course, I didn't believe that and kept on digging until I hit pay dirt. Needless to say, I did my client's refinance, much to his amazment and extreme satisfaction.
