Large banks like Wells Fargo generally like handling mortgage loans under $100,000 and their mortgage division consultants are compensated for their workon small mortgage loans from origination of the loan to overseeing the loan to the final closing.

Depends on the lender, but most will be +/- about $60,000 for standard mortgage loans (30-yr fixed, etc). This is because government rules make it difficult to lender under this amount. Home Equity loans are different if that is what you are looking for.
