Yes.. the past Presidential administration had artificially held interest rates down, and since the new administration has taken over, wall street and the overall market place has looked at this favorably.. when the stock market goes up, then that's a bad thing for interest rates.. as they will also go up.. When the market is going good, investors abandon the bond market and go after the high paying stocks.. mortgages are sold on the bond market, so in order to make the bonds more appealing, they have to raise the rate to make it enticing.. conversely, when the market is going down, then the bond market is a safe investment and all the added attention will lower rates.. . It seems inevitable based on the researching rates the past 10 years, they will go up. How quickly they go up is anyone's guess. In the meantime we watch them to go up to a certain point to only fall again maybe a couple of eighths and then start to climb again. We look at ranges and we no longer are at the ranges we were at before the election but about half a point to 3/4s higher in rate higher for a conventional 30 year fixed.. Eventually we will likely be half a point higher than the range is now but no one really knows when. We ought to be happy with the rates currently as we likely will not go back down in rate significantly, unless there is some economic catastrophe we did not see evidenced as coming.
