As far as title goes you should be fine. As for the mortgage the lender could call the loan due on the passing of your husband. Best to consult with a real estate attorney.
Typically as long as you keep paying the mortgage nothing would happen, even if he is deceased. Very few mortgages are truly assumable and you would have to qualify. Easiest is to just keep paying it monthly, UNLESS the lender raises an issue. Best wishes...
You will be fine.. If he were to die, then the mortgage would go to you without any qualifying.. that's a federal law.. the lender cannot call the note due because an heir inherits the home.. the lender must accept them and allow them to continue to make payments if they wish..
