You can get an FHA or VA loan with a 580 or better credit score. More importantly is what's on your credit report that's causing the poor credit. You should speak with a local mortgage broker. Any experienced Loan officer can look at your situation and help you get in a position to buy a home. Remember income, assets and monthly debt are also huge factors as they determine whether you qualify as well. Open Mortgage has loan products available for potential borrower(s) with a mid 600 FICO score and above. Everything is done in house, so transactions usually get done quickly.

Good answers and options previously posted, but you'll find that getting approved with a score below 600-620 is usually a challenge - it really depends on the reasons for the low score. Check out my blog on this site "first steps" - it might give you some ideas on how to improve your qualifications. Good luck

Hi Levon, we close loans with 580 credit scores routinely and with no more hassle than if your score is higher. The key is having a lender with the experience in this area to know what to look at and ask for upfront to determine if you can qualify. With a free credit analysis and 15 minutes on the phone with you, I can generally get a pretty good idea of whether this will work for you, or not. And, if not, give you a good idea of what to do and/or how long it will take for you to be qualified. Let me know if you would like my help! Robert L. As low as 580, but 620 is better.
