What can HARP3 do for me?

I am 27 and saving up to buy for the first time in the next couple of years. When I tell a lot of people about this they often say something like "HARP 3 should benefit you." I thought HARP was mostly about refinancing? And I don't own yet. I don't make a ton of money as I work in the nonprofit sector...does everyone think I'm going to need to refi or something?Basically what I want to know is, COULD HARP benefit me as a first time buyer really or are people just talking out of their behinds since it's a hot button topic? HARP is an acronym for Home Affordable Refinance Program. Since a lot of folks who have weathered the real estate storm, their values have tanked and with rates so low, they all wanted to refinance, but couldn't because they did not have the necessary equity to do so.. That's where HARP came in.. it's a program when folks who meet all the lending guidelines, but the value of the property is not sufficient. Under HARP, no appraisal is required for most borrowers, in turn eliminating the equity requirement.. This program has nothing to do with you or any First Time Home buyer.. Your getting bad info, and for this very reason, you should sit down with a local mortgage broker and apply with them.. they can look at your complete profile and let you know exactly which programs will work best for your particular scenario.. .. HARP 3.0 does not exist and it cannot benefit a buyer even if it did exist. HARP, now affectionately called HARP 2.0, is only available for refinances on mortgages backed by Fannie Mae or Freddie Mac on or before 5/31/2009 One or all of your family, friends, or acquaintances may have benefited from the program, so good for them!

I may be being cynical but I've never seen HARP help anyone. Their loans are either to recent or they're not Fannie Freddie loans but some shady Countrywide (or someone else) private equity loan. I've seen it over and over. Harp is for people who have lost equity due to market depreciation and not because of refinancing over and over to go to Disney World and buy snowmobiles. Unfortunately....these days those are the people getting relief. It all really stinks if you ask me. As for you Corinne I would suggest an RD loan (rural, no money down, modest housing) OR an FHA loan (3.5% down).If I can be of help please call me.ThanksWill (207) 671-8292

Look for no-down rural property (USDA loan), or purchase with 3.5% down on FHA.

No HARP program can benefit you since they are for refinances only. FHA would be a great program for you and in the great state of Maine there are a few down payment assistance programs that are offered to help you if needed. Check out http://www.mainehousing.org/ and there is a list of local lenders who participate with them. Best wishes,
