It sounds like you are seeking an equity line of credit perhaps? Or if you do not have much equity in the house, seeking government options to cover these home repairs/improvements? Not sure what you are referring to with unique property issues?

Depending on the loan your applying for will determine the minimum acceptable property condition to pass underwriting acceptance. For some programs such as FHA, you cannot have any problems that have to do with "Safety or Health Concerns".. Mold, broken windows, exposed wiring, leaky plumbing, trip hazards, etc. Lenders also look to see if the property is on a septic system or public sewer system.. Same goes for water source.. well / shared well / or city or county water. With out more info, it's difficult to answer your question fully..
