Hello Marsha I would love to help you. I am not sure what the situation is that you are faced with, but you can go up to 85% Loan To Value, cashout on FHA or up to 80% Loan To Value on Conventional. You should check Fannie Mae and Freddie Mac. Google search, does Fannie Mae or Freddie Mac own my loan. If your Debt ratio is too high, how high is it? Hi MarshaCouple of things I can recommend. We have a product called a 125% Loan to Value that we may be able to offer. Is your home worth more then the balance? Is your credit mid score over 640? Do you have enough equity in your home to get a Consolidation Mortage, pay off some of your debt to bring the debt ratio down. You have a couple different options. The first option is to call the lender to ask if you qualify for the governments HAMP program. Go to www.makinghomeaffordable.gov. This will lower your rate with no regard to income. As long as you have been on time, and the home fits some loan to value requirements, it will work. The other option is to do a refinance under the same above guidelines if your loan is owned by Fannie Mae or Freddie Mac. Contact me and I will be able to determine if that option is available.
