It's possible.. but you didn't provide enough info to properly advise you.. BK 13 or 7, Foreclosure?, Short sale? etc.. There are lending products out there that will allow you to purchase a home so long as you can document you've had a 20% reduction, and that it was the cause of your financial hardship.. you have to have no late payments in the last 12 months on ANY obligation and you have to have sufficient credit scores and income, but there is a loan product available.. If you cannot document your reduction to income, then you would have to wait 2 years if there was no home involved in the BK.. if there was a home involved in the BK, then you would need to wait 3 years.. and If the BK was a CH13 without a home involved, then its also possible you can purchase even if you didn't have a reduction in income.. .. With it being a chapter 7 you'll have to wait at least the full 2 years after the bankruptcy was discharged. And, you'll need to have re-established a good to very good credit history since the time of the bankruptcy at the time you apply.
Was the bankruptcy a Chapter 7 or Chapter 13? This would be the 1st of many questions I would have in determining whether or not you would be eligible for mortgage financing. It is possible with a few lenders via a new relaxing of the strict 2 yearrequirement per a chapter 7 bankruptcy, do to the rough recession we went through. We have been doing these loans with that exception for just a couple of months now.
