VA is for owner occupied primary residence loans.. Anyone offering a VA business loan is nothing more than a sales pitch where they are offering a discount for veterans, which usually is no discount at all.. for commercial / business loans, it really depends on what you're doing with the funds.. if you are looking to start a business and you need capital, or if you're looking to purchase an existing business, whether it includes real estate or not, then an SBA (Small Business Administration) loan is what you're looking for.. if you are looking to purchase commercial property to rent, then you cannot use SBA loans for commercial rentals (SBA and HUD have loan programs for apartments).. So this is just the "tip of the iceberg" when discussing a business loan.. The scenarios are endless, so it's best to get with someone local and discuss your business idea..
