wife filed chapter 7 over two years ago, the house was included. after the discharge we continued to live in the housefor two years. and were several 30 day lates on the discharged mortgage, because we thought the debt was dischargedand payment history on the house was not a large priorityfor two years we have no late pays, good scores dti 36% and good work historywe just sold the discharged house this month.we went thru two lenders who tried to go v a or fmhagot a new v a certificate as well, but was denied a few weeks ago.my question is if I have 12 months of rental documentation from my brother showing we were renting basementwould this work? by RANDYLAN2156 from , Idaho. Something doesn't seem right here. Conflicting information. You just sold the house, but you are asking if a fake 12 month rental history will work? If you just sold the house, the lender will want to see the payment history on the house. Then when it comes to documenting rental histories, lenders do not take just a statement from someone. Independent third party verification (like cancelled checks) is required unless the property rented is a big rental complex / corporation.

With no late payments in the past 2 years, you should not be having a problem. The mistake your making is that your trying to deal with your local banks.. you should contact a local mortgage broker and apply with them.. The brokers deal with numerous lenders ( we have 21) with each lender offering a different set of overlaying guidelines. When you walk into the local bank, they typically only have one or two different programs and if you don't fit, you're denied. VA guidelines allow for you to purchase 2 years after a foreclosure or bankruptcy.. since your home never actually foreclosed, but was sold after 2 years of on time payments, you should not be experiencing an issue..
