Upside down mortgage

I do not have an FHA loan and am upside down what are my options for refinancing other than paying the difference?

VA has a IRRRL that will allow for underwater borrowers to refinance. The loan must be a VA loan now to take advantage of this program.. USDA also has a streamline refi option. And if your loan was initiated prior to May 2009, and if it's owned by Freddie or Fannie, then you might qualify for a HARP 2.0 refinance... if you want to know for sure, then the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Do you happen to know what type of loan you DO have? And, when did you take out the current loan (i.e. when did you purchase your home, or when did you close on the most recent refinance)?

If your loan was acquired by Fannie Mae or Freddie Mac prior to 6/1/2009 you would be eligible for a HARP refinance as long as you qualify for the new payment. Work with a Lender411 loan officer from this forum that is local to you for best results. Good luck!

If you have an Fannie Mae or Freddie Mac backed loan you should look into refinancing your underwater mortgage through the HARP refinance program.

You could possibly do a HARP refinance if your current loan was guaranteed by Fannie Mae or Freddie Mac on or before 5/31/09. If you have a VA loan, you can completed a VA streamline refinance on your upside down loan. If you have a Fannie Mae or Freddie Mac backed loan, you can complete a HARP refinance. The first step to determining what your options are is determining what kind of loan you do have and contacting a local lender to determine your eligibility.
