Not all lenders will accept a transferred appraisal, in fact most don't.. So if you're thinking about switching, you might want to contact the new lender and send them a copy of the appraisal. If the appraisal was done by an appraiser they have used in the past they might accept it, but it's no guarantee.. Also, by switching brokers, your actually going to the back of the line... all the paperwork will have to be resigned, and you will have be re underwritten by USDA and your lender.. Maybe... new government rules dealing with appraisals has made the transfer of appraisals more difficult unless it is an FHA or VA appraisal. Lenders are required to follow guidelines for "Appraiser Independence". When transferring an appraisal, lender B can not guarantee that Lender A followed all the rules, therefore lender B generally won't accept an appraisal done from a different lender.
You would have to get a new one because each company uses their own management company. Unless by some stroke of luck that you could have an appraiser that was approved to be on the lender your with and the lender your going to appraisal management list to do appraisals for them.
If I understand your question, did the broker suggest the appraiser or order the appraiser through an amc? If the appraiser is certified and the amc is associate with the lender, you can transfer appraisal. Why are you switching lenders? Did the appraisal come up short or is it a time issue?Usually each lender has to send the file to the USDA for final approval. No matter what lender you use the time at the USDA will remain the same.
Some lenders will allow an appraisal transfer for a USDA appraisal. However, most of the time this is not a quick fix. If a closing delay is the reason you want to change lenders moving could actually hurt you. Depending on where you are in the process you could be starting from scratch. If you are unhappy with your loan officer, I would try asking to be transferred to someone else in their office.
