The Loan Officer must go through the Appraisal Management company, however the seller ot buyer can speak directly to the appraiser.If you selling the property, the buyers lender will order the appraisal for the purchase.SO i would spend money as the seller to get it appraised. Appraisers for the most part are competent with their job, and find it annoying when a home owner points out the obvious. (we have granite counter tops through out the home).. however, if you have something that isn't so obvious, and adds value, then by all means point it out... The loan officer cannot make communication with the appraiser because of new rules.. it's now illegal. But it's not illegal for you the home owner to communicate with him... understand that the value of your home is determined by many things, but mostly by comparable sales.. if 5 other homes in your neighborhood sold for $200K, and there's another home similar to yours that's 5 miles away that sold for $250K, he will not use the higher singular sold property 5 miles away to determine the value of your home.. There's a science to it, and most appraisers have software to help them come up with the value, so it leaves little chance for an error. That being said, appraisers have been wrong..
