IAM ASKING ON MY HIUSBANDS RAY ACCOUNT AS HE IS AT WORK. WE ARE LIVING IN FL AND POSSIBLY WOULD LIKE TO MOVE TO TN. 1 YR AND 4 MOS AGO WE HAD A LAWYER FOR OUR HOME IN FL WHICH WE GOT BEHIND ON BECAUSE OF THE JOB MARKET WHICH AT THE TIME MY HUSBAND WORKED FOR A CHRYSLER DEALERSHIP WHICH AT TIME WAS GOING UNDER . WE OBTAINED A LAWYER AND THE BANK WANTED US TO REFINANCE AT A DOUBLE THE AMOUNT WHICH WAS OWED AND THE HOUSING MARKET HERE IN FLORIDA EXPLODED AS YOU ALREADY NEW HOUSING NOT WORTH NOT WHAT YOU BOUGHT IT FOR. SO WE WENT DEED IN LIEU WHICH WE WERE NOT ACCOUNTABLE FOR ANY OF THE REMAINDER OF WHAT WAS OWED. THIS WAS A CONVENTIONAL LOAN NOT A VA. I GUESS WHAT WE WANT TO KNOW IS WHEN CAN WE BUY AGAIN AND THE PRICE WOULD BE 90,000 TO 125,000. PLEASE ADVISE. MY HUSBAND SCORE IS ABOVE 620 AND INCOME AQROUND $50,000 AND ALL WE OWN IS A CAR PYMT, ALONG WITH THE RENT AND UTILITIES. There is a program called "Back to work" and if you fit the guidelines you may be able to buy after 1 year. If you don't you would need to wait at least 3 years for any type of government loan or 7 for a conventional loan. I would look for a broker that is licensed in TN and mention the above program to see if you qualify.
If you deed in lieu was 3 years ago, then FHA allows for a new loan.. If it was less than 3 years ago, then FHA's "Back to Work" program might work if you meet the guidelines..
