You can't do a VA streamline if you have a current FHA mortgage. A streamline is for someone that already has a VA home loan. However you can refinance from a FHA to a VA loan at 100% of the appraised value. You will have to be married if he is the Certificate holder.
You cannot do a VA IRRRL (Streamline) on an FHA mortgage.. only VA to VA.. and if you are not married, you cannot refinance using his benefits.. you would have to sell him the home for him to use his VA benefits.. You cannot complete a VA streamline refinance if you do not currently have a VA loan. If your boyfriend is the only one with VA eligibility, you will have to either wait until your are married to use it. The only other option if you do not want to get married until next year, but want to refinance the mortgage now would be to sell him the home and finance it under his benefits.
Agree with those pointing out that your boyfriend can't use a VA loan to refinance your loan, VA doesn't allow unmarried borrowers so he would have to apply alone. (My sister actually went through a similar situation last year.) You could be added to the title after he closes but would not be able to be on the loan when he applies. In order to use a VA loan, the borrowers must both have eligibility or be married. If you do not have past military service, you would need to be married to use his VA loan benefit. If you have enough equity in the home (and you do not have eligibility), you may want to refinance into a conventional loan.
Hi Kelseownes, A couple of things. If you're considered common law married under Texas law that could work. Second thing. Even if you're not married, you can still be on a VA mortgage but you'll need 12.5% in equity or down payment. In theory, you can go from an FHA loan into a VA loan. You can NOT do a streamline unless the current loan is a VA loan. Also, while technically possible, 99.9% of VA lender do not allow a non-spouse to be on a VA loan. So until you get married, both of you being on the VA isn't possible.
