Select the "Community" tab above, and select "Find a Lender".. type in your zip code and you should come up with a list of lenders in your area.. It's best you use someone local, since they will be familiar with local customs and intricacies which most nationwide or internet lenders wont have a clue about.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. You'll need to check with lenders directly, lots more info is needed to accurately quote a rate for you. Many people ask this question and there is no way to easily answer - there are a lot more questions and info needed to quote a rate: amount of downpayment/equity (Loan-to-value), type of mortgage, type of property (condo?), use of the property- primary residence/vacation/rental, how much you want to pay in lender and other fees, when you are closing (30 days?), etc. Usually your best option is to have answers to these questions handy and then check with 2-3 reputable lenders to find out their rate and fees (on the same day since rates can change from day to day, and sometimes several times the same day). You may believe you know the best option but an experienced mortgage lender may be able to show you a better alternative for your situation and qualifications. Refinancing is only a good idea if you plan on staying in your home for at least another 3 or more years. The reason is because the closing costs can eat up some of the equity, so if you plan on selling any time soon, then it would not be recommended. However, if you are planning on staying for a while - the rates on 15 yr fixed are great, but there are factors to consider like the loan amount, the loan-to-value (how much equity do you have), the credit score is a major factor, so all of those come into play to determine if it would be worth doing. I lend all over the State of Texas and would be happy to assist you. I can be reached at 713-569-0025. Thanks! Mary Papageorge
