You cannot add your husband to a loan without refinancing.. however you should be able to add him to the deed without triggering the "due on sale" clause. Before you try this, you should read the HAMP agreement to be sure this is allowed. Adding your husband to the loan has no benefits to him.. it's just added debt against a property that is underwater.. talk to your financial planner or attorney and let them point out the positives/negatives of adding someone to your home.. I think you might be better off leaving it where it is for now.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. You can add you husband to the ownership title of the home, but not to the loan. Be glad you have a 2% loan. You would need a full refinance, if you want to add your husband to the loan.
You won't be able to add him to the loan, but you can add him to title with no problem
As the other lenders have stated you will not be able to add your husband to the mortgage obligation but you can however have him reflected in the vesting on the deed. Can I ask why you would want to add him to the mortgage?
