What disqualifies you from HARP loan?

If your loan is not backed by Fannie Mae or Freddie Mac or if you have had a late payment in the last 6 months or more than one late payment in the last 12 months.

Hi Sara, If your last loan was done after June 1st 2009, If Fannie Mae or Freddie Mac don't back your loan, if you have more than one 30 day late in the last 12 months. I would check with a local loan officer though and go over this with him/her and see if you do qualify or not. They may have additional options if you don't. Best wishes, Sean

Assuming you qualify for the underlying loan, big disqualifier for HARP would be the loan is NOT owned by Fannie Mae or Freddie Mac, and the loan was taken out AFTER June 1, 2009.

Only properties that have a Fannie Mae or a Freddie Mac loan that was initiated prior to June 2009 are HARP eligible.. But that's just one of many requirements for HARP refinancing.. certain types of mortgage insurance will not transfer, and because of such, the loan becomes ineligible.. as far as you as a borrower, HARP loans are no different than any other type of loan when it comes to qualifying.. you have to have good credit, sufficient income, and acceptable debt to income ratios, as well as all the normal supporting documentation.. tax returns, pay stubs, bank statements etc..
