The guidelines for FHA can be found by searching for HUD 4155. It's 413 pages and most loan officers cant understand it, so unless your a lawyer, it's not going to be very clear to the layman. Typically need 620 credit score and 3.5% down payment which can be a gift.

With an FHA loan you can expected to need a down payment of at least 3.5% as well as a credit score of at least 620 (although some lenders will go lower on the credit score). You will also need to provide 2 recent pay stubs, the last tow years w-2 forms and a recent bank statement.

Broad question - 3 1/2 percent down and you'll need a credit score of 620 plus. You really need to speak to a lender to see if you fit the guidelines. They are made up of hundreds of pages. Guides can be found searching online, but I strongly suggest that instead you just ask a local licensed mortgage broker with plenty of experience. This person is vastly different than the typical application clerk found at a bank.
