Assuming your income is sufficient to pay the obligations for you and your wife, including the new payment on your proposed HELOC, then you should be ok... guidelines don't say you have to be working, you just have to have sustainable income.. as far as the rates goes.. no competent loan officer would quote a rate based on an internet request.. rates are good, but they are going up.. if you want to know if you can get approved and what your rate would be, you need to do it the ole fashion way.. pick up the phone, and talk to a local loan officer.. you'll know exactly what can be done in 10 minutes.. I'm in Charleston too, her being unemployed will not affect your rate - you just need to qualify for any new mortgage just on your income. Are you looking for a home equity loan or a refinance of your first mortgage? Locally, there are lots of options for home equity loans and the rates vary based on your score, the LTV and other factors. If you wife's income is needed in order to qualify for the refinance, than her recent unemployment can affect your chances. The interest rate you receive will depending on a number of different things including you credit scores and equity.

If your income and finances are strong enough to support a refinance on its own, then it will not affect you. Since your wife does not have a current income, then the refinance will only be based on your finances. Either way, the best thing for you to do right now is to speak with a lender to see if you can get started on refinancing.
