More info is needed. Rates are bases of Loan types - VA, FHA, USDA, Conventional. Then need a Fico score, then need Loan to Value, Then need property type - Primary residence, 2nd home, Investment property, then need number if units between 1-4, then need loan amount, then need to know is this a purchase, rate and term refi or a cashout refi,, then are you paying for closing costs or are you doing a No Cost loan? ALL these need to be answered to determnine your rate which is why when people look at advertised rates one needs to ask themselves how these are answered to get a true rate.

Rates are going to vary based on the loan program and your financial profile.

Need your credit score, LTV, loan amount, occupancy, property type and zip code. Also need to know if you are going to be taking cash out or just paying off the current balance.
